Bad management and small units, facilities ar
Old and run down and in weekends area is packed with foreign workers and helpers littering the place. -

LOVE THE LOCATION & THE PRICE
Unbelievable find! Love the great location. And the price is so much cheaper than the condos just 2 mins walk away. Quiet, serene, and exclusive. But not all units are the same. So many units available to choose from... but just waiting for any floor of that stack with balcony that faces straight into the greenery, and with unblocked windows on the other side. -

Great location but reasonable rental!!
Excellent location. 3-min walk to MRT(Interchange station) and only 1 or 2 station away from Orchard Road and Marina Bay Area. Many eating and shopping places. Located right at the cross-road between the Civic District/Expat living and the Little India Historic District, you can get to experience the diverse culture and culniary options. Despite its centrality, the surrounding environment is peaceful, quiet and green as it is surrounded by Emily Hill Park and Istana - the official residence and office of the President of Singapore. I strongly recommend this property for: City Living, Outdoors & Activities, Peace & Quiet, Western Expats and Asian Expats. -

Good rental & capital Upside
Love the location. Walking distance to MRT and near so many eating and shopping places. No wonder it's such a popular property for investors. Agree with Chloe that the master bedroom is a little small, especially for a king-size bed. But looking at the show flats of new launches nowadays, I think it's decent enough. But having said that, given that the Downtown line MRT which goes all the way to the CBD and Marina Bay (scheduled to be ready in 2015), Mackenzie 88 is well-positioned to attract tenants with higher rental budgets in the future. Capital appreciation is also a matter of time given the sold out reception of The MKZ just across the road. Developers sold out all units between $19xx to $2xxx psf. How buyers are willing to pay such high prices for MKZ is beyond my understanding especially when they can easily get Mackenzie 88 at a much lower psf with immediate rental yields. -

Excellent location
I find the location excellent, but the master bedrooms are admittedly a little small. However, like the serenity, the unblocked view from the balcony, and the fact that this is an expat enclave. -

Great D09 Find
With average psf on par with current developments in D15 & 16. This is a delightful find. Peaceful surroundings due to proximity to Istana grounds and nearby Mt Emily Park. Walking distance to yuppy-ish Mt Sophia as well as Plaza Sing. MRT is literally at the doorstep. Ethnic Singapore, Little India nearby adds to the local charm too. -

Good Hidden Investment Potential
Located in District 9 but price is more affordable than others in D9. Yet Quite loaction and 5-10 mins to almost everywhere by Taxi CBD, Orchard, Newton, City Hall , Botanical Garden and very near MRT and bus stop enough to attract Expat tenants. Near nature reserve plot of Emily park and Istana definetley left untouched for pristine greenry. Just behind Istana and Plaza Singapore. Near Many restaurants, Huge Sing Song super market and Little india. Some local may not like it but Expat will love it with more competitive rental yet in near heart of Ochard/Town D9. Unbeatable value once all nearby amenities anf development are completed. -
