    An Oasis

    I am amazed at some of the negative reviews posted here. Some are clearly unwarranted and biased. I have lived in this condo for more than 2 years and while I will be the first to admit that there are some imperfections such as the current MRT construction, occasional mozzie bites, the living environment here has been fabulous for my family. The management council has been proactive in upgrading and replacing various facilities such as the intercom system, the common toilets/bathrooms, gym, meeting room, etc. With the MRT due for completion in less than a year, and the restoration of the Bt Timah Road to what it was before, I am looking forward to a renewed rennaissance of this development and area!

    Maplewoods

    I just went recently to Maplewoods condo,with an intention to buy one if it was reasonable and good, but its maintenance and units slanted layout(especially the rooms and balcony) is rather bad for the asking price. It looks rather poorly maintained for it's actual age, also dark and congested feeling. Though this condo is nearby good schs and the future mrt. The current rental is bad for it's high asking price. My view and opinion, don't expect any real up in this condo price, even when the MRT starts to run as it's current asking price is rather too high. Rentals can only go down or maintain with the great supply coming around throughout the island. Many new projects are nearer to city and also with good amenities. what i felt is that this place is good for staying and not for much capital appreciation or rental yield, as such it's asking price should be more realistic. Furthermore there is a long stretch of condo belt in this surrounding area and also from Newton up till Bukit Panjang mrt station. Supply is great already. My conclusion after viewing is, i will not rush to buy one, i rather wait for a better time and choose the right project at a reasonable price.

    Old property, Mouldy, over used facilities

    I rented Maplewoods during the 2010-2012 period. Basically, this is an average property with a proper facade. But as it is getting pretty old, there are certain issues that are common in Maplewoods. First of all, most units there have this mouldy smell. Pple who are very sensitive can definitely sniff it. There is a design flaw in most toilets which somehow prevents gd ventilation. Bad rotting smell from the toilets drainage and sink as the property is so old (nothing can be done about this sadly). For some reason, water pressure in Maplewoods is very low, thus for someone who likes to enjoy a refreshing nice shower, you will be disappointed. There are close to 700 units in Maplewoods which explains why the facilities like the swimming pool and the gym are overused. Bad reception is 80% of the compound, so if you work requires you to be contactable, think again. Its kind of irritating when you just want to take a good swim during the weekends and the pool is full of children learning swimming or teenagers fooling around. You will get a average of at least 2-3 bites a day living there. Not a good place to jog around as the path around the estate is always damp and slippery (algae). Driving is a constant nightmare.

    Average place but priced like a district 9,10

    Rented Maplewoods back in 2001 but left Singapore for Australia. Recently got posted back to Sg and currently looking for a property to stay. Last checked the price of Maplewoods, wow, it has gone up a lot! I mean it is not a bad place to stay, though some of the reviews correctly pointed out its flaws. But I certainly won't be paying this much for a property close to 20years old. Based on experience, older properties would have problems holding their value. A lot of smart owners cashing out now at the peak, asking for =district 9 psf. If I buy at 2.3mil now, who's going to buy a district 21 - 3 bedder from me at 2.6mil?? for me to break even from my interest rates. Not a strategic place for rental too, ard 2.0% as mrts are everywhere nowadays, current price is already overhyped by the MRT factor. A look at the rental listing shows 40 units??! Pple struggling to rent out this place. Buyers, time to drive a hard bargain :)My recommendation look at some older condos in district 9 or 10. Cheaper and more posh.

    Overpriced, old. mosquito problem, stuffy

    Rented this place and stayed for 2 year.So glad my tenancy is over.Stayed in a 3 br, mid floor. 90% of the time the unit is stuffy and have no wind 365 days (even though all windows and doors are open), checked this with other neighbors and they all mentioned the same thing. Even though I stayed on the 7th floor, family was still plagued by mosquitoes, luckily we are not infected with dengue.But this place has no roach problems though. But armies of ants will march into your place daily. Need to spray pesticides constantly. Every morning when I go to work its hell and nightmare. Pple say that problem is temporary, but trust me, even before the construction, the problem exists and trust me even after this mrt is up, problem will continue because most pple in bukit timah drive,and most parents would still send their kids to school. Pple who take mrt will be JC or upper sec students...MRT is not going to help this morning jam by much. If you think morning jam is the only problem, evening time is even worst, just hope that there's no heavy rain or accident otherwise can take long time to reach home. Flood problem is true too. car damaged. When I decided to rent this price, my impression of this place wasn't so bad. I was even going to buy this place. But everyone was asking for sky high prices then...saying mrt is coming. so every year they add ard 300k-ish for that statement,regretted not buying then,could have made a pile selling now. mrt is coming and the prices will rise.true enough, since 2010 the price of a 3 br is 1.6mil. Now, its like calling 2.4mil. Better buy now, when the mrt is up in 2015 this place will cost 3mil. not sure whether it makes sense. feels like its priced like a dist 9 property now.think for yourself. MRT factor?? or bubble.300k every year? Double check with others first abt counter offers as there will be tries to prop the price up.

    Expensive investment

    Not a good investment. Not much upside as the condo units are selling at too high a price.In term of psf, it is too expensive. Advisable to look for elsewhere nearby which has a lower psf but near to future MRT DT Line 2 in order to realise better future price appreciation. That is my opinion. Cheers!

    Excellent Environment

    Maplewoods is the classiest condo on Bukit Timah road with lush green landscaping in every available space. Maplewoods is the perfect choice for expats given its resort style luxury facilities including a multi cuisine restaurant, massage parlour and gift shop all within the complex. And, with four tennis courts, a putting pratice green, large gym, squash courts and exercise pens apart from a Table Tennis area and function room, there is never a dull moment. Several international schools have buses coming to the condo already. And, until the MRT comes up just outside the condo perimeter, there is a shuttle bus taking everyone to Newton MRT and Orchard Road as well as to nearby super markets several times a day.

    A Tropical Garden Resort

    A project truly standing out among many! The condo's artistic design and color tone, which blend in seamlessly with its unmatched tropical resort style gardens, give you a relaxed and authentic feeling. The architect deserves a medal. Go check it out for yourselves and you will know what I mean. By the way, the Metro station to be open in 2015 is less than 200 meters away.

    poor investment and place to stay

    i am a foreigner on a 3 yr job contract. we rented a 130+ sqm around 4kish. we are not exactly pleased with a few areas. poor in carpark design. basement is flooded during heavy rain. noise level is disturbing from the rail line works. poor light into the rooms. dark and gloomy not worth the asking prices. shld be at least 200k lower than wat is demanded.
