Review of Martin Place Residences
The project will TOP only in 2011, so I can only give a review based on the brochure, the model, the sales office and the show flat.
Project. The land space seems to be quite good. Huge Olympic size pool and lots of land area with the usual modern stuff (BBQ, rest area, kids play area, kids pool, etc...). The gym is located behind a 5 M wall, presumably the developer built that to help block out the noise and sight of the temple to the right of the project. They clearly thought this through.
Also, the developer has paid $3 million to have a new road built and named Martin Place. So the actual address of this project will be 2 Martin Place -- very nice and prestigious.
Its on top of a hill, so the say 5th floor is actually like the 12th floor for the project next to it.
Also, right below is Martin 38 by SC Global. You just KNOW that's gonna be expensive, which will pull up prices here. Note also that Martin 38 will be at the bottom of the hill, so MPR will be in a much more advantageous position.
Quality. The quality should be excellent. Marble in living room, but ALSO in the bathroom. That says a lot. With the developer's experience and great reputation (and the fact that they already paid for naming the road), you kinda know its gonna be good.
Layouts. For small units (ie 1 BR), you have stacks 4, 1, and 7 as choices. Stack 4 faces the pool. Stack 1 and 7 face outside the building, to the south. Looks good now, but there is empty adjacent land to the south, still owned by the government. Once they sell it, likely will be another tall building to block.
So net, the best is the north-pool facing units. South is also ok, but you better get a very high floor.
You also don't want stacks 5 or 6, as those are facing directly to the temple.
Overall its a great project that I believe is underpriced relative to its neighbors (ie Rivergate, The Pier, and certainly Martin 38).
