Horrible security guard
I drove up my vehicle to visitor area and saw an Indian guard sitting in the guard post looking at me. I winded down my window thinking he would walk over (like 99% of other condo in Singapore). But no. He just stared at me. OK so i saw 2 sets of QR code like you, and scanned the one indicating visitor. Halfway through filling in my details, that Indian guard shouted from his king-like guard post seat "VISITING or DELIVERY?". I answered visiting. His reply was "VISITING THEN MUST SAY LA" My relative's car happened to be the next registering car behind ours a moment later , and that same guard told him "That lady driver never go to school ah! Like that also don't know!" And you have a security guard without patience and scolded visitors who don't understand this? How to buy such house? -

Single block of 19 floors housing 219 units may mean higher density. Very conveniently located- 3 minutes to Potong Pasir MRT station. Quality of finishing is on par with surrounding condos. -

Many Defects And Small Units.
Saw 2 units here and both had many defects. Supposedly sell in original condition so that free play for renovations. At these prices, basic conditions should be passable. Nowadays, the units are all so small, at least need to trade off with better furnishings and facilities. But many new developments all have so many defects. Also near road junction means very noisy and dusty. Will be dusting the furniture and cleaning the floor everyday. Unlike The Venue which is at the other end and nearer to the shop houses with amenities, Nin is very far away. Condo facilities are also very limited. Overall very bad. -

GREAT LOCATION , NOT ABOVE MRT
Great development only 1 mins walk to MRT. unlikely Sennett just right above MRT as too noisy. worth buying I would recommend for sure , in 2 years time with the all the mixed development like The Venue and The Poiz all shopping mall, MRT and commercial you will surely find its gona be as noisy and people coming from everywhere and a traffic jam . NIN still the best buy I would recommend for sure ! -

bad management and terrible worksmanship
The management here is sooo poor! And unprofessional too. The management office has three ladies who are constantly on their phones and can't even be bothered to make eye contact with you when you talk to them. And when I gave them feedback on a garbage disposal issue on my level, I asked one of them to take a photo with her phone, and she gave this crappy excuse that she has no more memory on her phone....?! There used to be a nicer lady but I think she left because of some injury. And my unit is FULL of defects and the office in charge of addressing them takes forever to get back to us. Basically, the whole place is filled with furnishings and renovation that are of cheap and low quality. For example, I pasted some sticky tape on my wall for about two hours to stick some plastic sheets to protect my shelves from the dirt that comes from the drilling of the wall, and when I took out the tape, a large chunk of paint came off! I am posting here only because it's my last resort. The management office hardly picks up the phone even though there are three people in it, I called the developer and there was no answer, I called the marketing department and they didn't give a damn. -

City Fringe
For a China developer, I must applaud for the quality of their workmanship, handling over of the unit, including handling defects. Location is strategically smacked with convenient access to public transports like MRT or Buses. And future amenities in the vicinity is definitely promising..... -

City fringe apartment with basic facilities. Most of the units are facing the busiest road. Noise level is a critical issue.Exterior still look modern. Accessible to MRT and int sch. -

China Developer
1. China developer 2. No full condo facilities (no tennis/basketball court) 3. 99 y LH. A) For same price, I can have options like Scala, Sky Vue, more atas, better location and FULL condo facilities B) If I MUST stay at PP, then there are freehold units around at similar price, just OPEN YOUR EYES. Only people who choose to close their eyes and not to look around conclude that this is worthwhile. -

Value Buy
Looking at the 2brm in 8 @ Woodleigh and coming back to Nin Resd... This 99 leasehold is still much below. Looking slightly further... Sengkang and Punggol projects...That kind of pricing and location... What kind of rental yield are we talking about? How high can the risk be for a project that is only 10 mins to City and just beside the MRT. With the new MOM building just a stone throw at Macpherson, this area will be the next talk of the town when it TOP. Even Captial Appreciation is slow, at least this area can command yields with the new cooling measures when selling might not be possible. Recommend buy. -

Good Location and Investment
I have been looking around for new Condo near to MRT. I have finally found this Nin Residence next to Potong Pasir. Transportation is very convenient as bus-stop and MRT station is just stone throw away from the Condo. There are famous schools such as St Andrew and Cedar Girls' Pri and Sec School within 1 km from the Condo. Just nice for me to enrol my son and my daughter into these schools. It is currently 1 MRT station away from the Serangoon NE / Circle Line MRT / NEX Shopping Mall and Bus Interchange. Need not travel to town for shopping as NEX offer a good range of food and entertainment options. Spacious layout as compared to a lot of new development where their sizes are pretty small, less than 800 sqft for a 2 bedroom and less than 1100 sqft for a 3 bedroom units. They are giving 60cm X 60cm marble flooring which I found them very nice. Price is slightly on the high side but when I turn to look at other near MRT projects such as Kovan Residences and Kovan Melody, it seems like the prices are about the same. I do not like these condos although they are near to MRT too because the total no. of units of these two condos are more than a thousand units which I think will be very congested during morning and evening time. Moreover the quality of the interior of Kovan Melody is really uncomparable to what I have seen in Nin Residence's Showflat. Overall, I think there is good capital appreciation and rental opportunity. I will consider buying a unit there. -
