You Get the Space you Pay
Majority of condos since 2005 feature large A/C ledges and lots of bay windows and planters. Developers pay 0% development charge for these but charge you 100% for it. These spaces typically account for >10% of the published SQF. If your apartment is 1,000sqf and cost $800K, you get less than 900sqf of effective space. You are also paying >$80K for ledges and to house your A/C! Nouvelle Park in contrast has near-100% effective space, a rare occurrence these days. No A/C ledge, planters or bay windows. You get exactly what you paid for - 1,000sqf = 1,000sqf usable space! Beware the A/C ledge, planters and bay windows when you are shopping for a house! -

A property worth considering
Pros: 1) Spacious environment 2) Lots of running space for kids 3) Windy 4) improvement in management 5) Newly painted building 6) 7mins drive to nex mall Cons: 1) playground need to be upgraded 2) some areas need to be renovated -

One significant shortcoming
This condo is not wheelchair friendly. To move from the entrance(or from the car park) to the unit, there are so many flights of stairs to climb -

Nouvelle park
PLUS - 1. Value for money for a Freehold Condominium. 2. Excellent Location; near good schools, NTUC, Market, bus stops and the Nex Shopping Centre. 4 to 5 bus stops to Serangoon MRT (circle line). 3. Most of the Apartment are very large and spacious. 4. Very Windy MINUS - 1. Though there are sufficient car park lots. Those with 2 or 3 cars more may face some shortages. The Management is sorting this out soon. 2. Needs better Landscaping. -
