Frankly, after seeing this condo, I realized why this freehold condo is transacting at much lower prices than other leasehold condos in the vicinity.
Very small floor-plate (limited en-bloc opportunities as full plot ratio utilized), very limited facilities (rental yield is low as a result) and no view (block by Pebble Bay and Sanctuary Green). For these reasons, bank valuation for this development is low compared to other leasehold projects in the vicinity which boost better facilities, yields and en-bloc potential.
Only plus point is they have some quite decent-sized units. Probably good if you need decent sized living area with not much facilities. But be careful with agents that quote you high bank valuations - they are not substantiated based on my own personal experience(at least 10% lower than what they quote).
