Riversails a rare resale find in D19
Riversails stands out with their “resort” looking facilities, 3 separate pool areas including a kid’s play pool and 2 tennis courts. The units all come with single balcony of decent size (unlike RiverTrees that is too small and Riversound that is too big) with NTUC and Kopitiam also just across the road from the side gate. There are several developments with relatively similar TOP period as Riversails but having poorly maintained facilities i.e Austville, Heron Bay, Twin Waterfalls that really deterred us. While High Park Residences has the true “wow “ factor in their amenities, their units lacked the yard area for daily laundry. These were the key considerations for us when we finally decided to purchase a unit at Riversails. -

Good finishing project with quiet peace envir
Stayed in premium block for 5 years and i love it very much ! good quality finishing and good design layout of the unit. compared to the other condos i stayed in the past 20 years, it is much more better! worthy the value for the bigger size of 2/3 bedrooms condo . Developer Allgreen is good. management is good too. friendly neighbour ! love it -

Nice home: various pools, multiple BBQ pits
Big project has its characteristics: appealing to those who like various pools, open spaces, even BBQ on sky garden. Not crowded :) Bus stop just outside side gate, buses to Sengkang/Punggol/Hougang. -

Very peaceful and quiet development
Riversails is a very quiet and peaceful development. I live in a unit that faces the adult pool and it's very quiet. The lap pool is not crowded at all even on weekends even though there're 900 units in this development. I swim twice a week at the pool. I measured the noise level facing the pool on weekends and it is a low 43db - Library, bird calls (44 dB). This is the lowest limit of urban ambient sound. The exterior may not give you leave you in awe but once you get into the interior, the cool marble greets your feet. Get into the rooms and you can find quality hardwood flooring which can last for decades and are easy to clean. For the toilet, you can find premium bathroom fixtures like Duravit and Hansgrohe which are used in luxury 5 star hotels. If you're a cyclist or runner like me, the side gates leads you to a park connector. You can run/cycle to Pasir Ris, Punggol and it even leads you to the city! -

Surrounding environment not conducive
Nested in the strong opposition ward, the surrounding is not well kept, especially the 24hrs coffeeshop directly opposite the condo with birds eating the leftovers on the table. Next to the major expressway , continuous lights and the sound of motorbikes, cars and buses . Inward facing units too close , can practically see your opposite neighbours. The brown floor tiles design makes the units look very tiring. -

Good Choice !
I extremely love the development. The moment I step into Riversails, I am truly impressed with the structures, design and spacious walkway. It makes me feel so relaxed, comfortable, warm and cosy. Kids will surely love the water playground. There are plenty of seats around and the walkway is very spacious which you cannot find in any other development nearby. There are amenities and food court nearby. Definitely right place for home nest and investment. Good buy ! -

Buy at your own risk!!
This condo has too many units and its overcrowded! Not suitable for people looking for a quiet and peaceful place to live in. -

Food for thought
Nice condo with healthy layout. Price lower than Riversound. Healthy family home stayers. Near KPE. Public transport not that convenient with few buses now. LTA may increase the services in future. Along buangkok drive, you will notice a stretch of condos and notice a price difference btwn the older one (The Rivervale) and new condos, have a price difference of $300K for similar size!..... -
