Noisy, polluted, poor design
I've rented here for 2 years, and I've done with this place. There's a ROAD that goes around the condo right in front of every unit, and whoever designed this should be fired. Drivers like to speed through and rev up their engines while driving around and uphill, creating loud noises. Extremely loud noises from birds as well. Also, people walking down the staircases can easily stare into the common rooms, resulting in no privacy whatsoever. Not to mention constant noise from from the main Farrer Road no matter where your unit is located. To get to the MRT, you must walk along a narrow and uneven sidewalk. The guards are incompetent as well, I had an incident where I was having breathing difficulties, and they just sat there and do nothing. I had to call the ambulance myself. -

Excellent property with en-bloc potential
Wonderful Condominium with a low PSF, lovely neighbourhood and good facilities considering low management costs. Considering its excellent location in D10, the property provides for spacious units which are wonderful to raise young families. No traffic noise for inner units, and the bird noises are to be expected in exchange for the luscious greenery! -

Poorly maintained common area
Very poor condo management. Gym equipment is constantly not working and facilities are old. spacious units but old so expect a lot of noise from constant renovation works. -

Rare Gem situated on a hill.
Well-maintained estate. Low density & development sitting on a hill. Very breezy. Traffic noise not an issue as condo is not built on ground level. Chirping birds better than cawing crows elsewhere. -

Location is not good
I went to view this development for investment but it was not favourable. It was very noisy, it is not only the birds but also the traffic noise and pollution. I really cannot appreciate the sky high asking prices some of the owners were asking for. I would not recommend this site. Far walk from mrt as well, not a good rental property. -

Low Density Gem
Yes, there is bird noise at dawn and dusk. Yes, it is loud. However, it is like white noise, and after a very short while you no longer notice it. So long as you do not have a unit facing the main road, it is very quiet. The pool is a good size, there are tennis courts, a squash court, BBQ pits with tables, a playground and a gym. the gym is a good size and well stocked, but it isn't air conditioned - although this is a plus for building endurance if you are that way inclined. It is very green and leafy and there is a great sense of space - a huge plus in a densely packed city. The units are very large for the price. It is really convenient for the MRT and buses, and very centrally located. However, it is an older condo, so things may be a little worn down. This being said, the facilities and the common areas are very well maintained. Empress market is across the road, which is a huge plus. PROS: - Space - Greenery - Good Facilities - Well Maintained - Character - Good Transport links - Central - Wet Market & Hawker center - Near Botanic Gardens CONS: - Bird noise (dawn and dusk only) - and totally tolerable - Older Condo - No Restaurants/ supermaket / retail shopping in walking distance. -

Delight for Bird Lovers
My uncle has been living at Spanish Village for the last decade. I disagree with previous comments about the bird noises. I enjoy the deafening bird noises at Spanish Village. It makes me feel like I'm living in the bird park/zoo. As for the bird poo, I just avoid parking my car at the visitor lots and make sure I wear a cap whenever I'm walking along the unsheltered driveway. No problem! -

Terribly overpriced/bird noise deafening
Owners asking for very high price based on potential enbloc. But truth is this development won't go en bloc after the many failed attempts. The daily bird noise in the development is also a hassle. This is not a place to live in. Avoid, unless you intend to buy for long term investment. Look across the road for D'Leedon, that is new, and will have a much better resale value. -
