    Some units come with double volume ceiling he

    Some units come with double volume ceiling height at the living room and planters which one can deck up with timber wood to make a decent size balcony

    Seems good but...

    Pros -Units are large. -swimming pool looks well maintained. Cons -some units viewed looks dark. -bad ventilation, half of the units blocked by Suits at Paya Lebar.

    1. freehold.But sizable plot with full condo facilities instaed of some small FH properties that are around the area. 2. future commercial facilities within walking distance from kensington sq and prestige point 3. so many buses n only 3 stop to NEX and serangoon integrated tpt hub.minimal waiting time 4. I love hawker centers, there are a few within 5 min drive, lor ah soo, kovan, serangoon garden 5. avg transact price ard 1200psf, cheaper compare to units sold at kensington sq, and 99 leasehole minton just opp. 6. among private property enclave, nice environment 7. unlike newer projects that have high density due to many shoebox units this project is for family. 8. longer term perspective, nearby paya lebar airbase once vacated, new opportunites. 9. this price is within 3KM to 3 different MRT interchange. Paya Lebar MRT interchange, serangoon MRT interchange, and future Macpherson MRT interchange. great access to E-W line, NE line, downtown line, circle line. 10. future commercial development in Serangoon central to make it a sub region center, in URA master plan 11. near another future region center in Paya lebar too. 12. some old commercial shops lining infront of the project. who knows, maybe future some developer buy over project and those shops to make a mix development. certainly encloc potential in the future. 13. under appreciated proximity to city, 10min drive to lavendar/bugis, or to orchard via CTE only. 7 min to bishan park for weekend morning exercise. belong to OCR but if look at the map, it is so near to be considered an RCR location. 14. near makan haven at Kovan. 15. lookat other FH project selling in exess of 1400psf at quinn, maison, kensington. this makes the last selling price at this project appeared cheaper than those. downside 1. bay window, inefficient use of space 2. not immediate foot walk to MKT , but as mentioned above. numerous buses to nearby tpt nodes, short

    Good value in comparison

    This project has good value 1. Have most condo facilities and larger communal space compare to other smaller fh projects nearby 2. Better potential for encloc in future compare to other nearby projects as it's unit per plot size ratio is not demanding. Can actually build more units on this plot. 3. Only downside is no mrt to malls at doorstep. But driving to nex , mrt or lor ah soo market is so near 4. 1km or paya lebar girls school and Maria Stella for boys Not agent..just sourcing around the area for quite a while and found the psf for this site at great value compare to nearby.

    A Good Investment

    After doing some research, found this is still a good property in terms of location and overall quality of project. News report says that only the back lane of the adjacent shop houses will be acquired to become a service lane for the shops. The shops will be remain after road expansion so noise from main traffic along Upp Paya Lebar Rd should not be a problem. As for worse traffic after The Minton is completed, I doubt so. Entrance to The Minton is a different road from Entrance into Tangerine Grove. There is no access from Lor Ah Soo into Paya Lebar Crescent. Upp Paya Lebar Road will be widened in future so traffic congestion will not be in issue I suppose. Except for tennis court, there are adequate facilities in this project, including ample visitor's car parking lots, a rare feature in new boutique development nowadays. Project size is just nice, not too huge or small.

    Road Expansion

    With the row of houses being torn down to make way for road expansion at Upper Paya Lebar Road, TG will be facing the main road after the completion of the expansion works. It is going to be very noisy, busy and traffic will be a nightmare. Development is average with very tiny bedrooms.

    Not ideal

    Location not that fantastic, and being a boutique condo means that maintenance fees are really expensive. Traffic will be in worse in future when Minton is completed

    Over-rated

    Not to be a spoilsport given the upbeat comments but this place is only so-so. It is rather noisy and too many families with kids. When the neighbouring Minton condo is built (meantime the construction is commencing - more noise) that's an additional 1000++ households to add 'life' to the neighbourhood. Not my ideal location I'm afraid. And it is not that near to MRT anyways - you will definitely need a car.

    A bargain within the vicinity

    i am looking for a unit within the nearby vicinity and did some research on the following condo projects which I loved to share around and listen to other people comments: 1. Fontaine Parry 2. Residences Botanique 3. Tangerine Grove 4. The Waterline I personally went down to view the 1st 3 projects with The Waterline still under construction. Fontaine Parry (FP) is located in deep inside the private estates compared to Residences Botanique (RB) and Tangerine Grove. As for amenities, Tangerine Grove (TG) is the nearest to Serangoon MRT and NEX compared to FP and RB. In terms of bus transportaion (if you are not driving), TG is exceptionally convenient as the bus stop just a stone throw away get you to Paya Lebar within 10 minutes. On the interior, I personally prefer the overall layout of Tangerine Grove as its interior is squarish (space are well utilised). All the 3 condos have similar facilities and house similar units. FB has got 125 units, RB 72 units and TG 125 units. Based on the data available, TG in fact has the largest land area! As all of them are low rise project which gives the feeling of living in resort. Based on the location, interior, and land space of these condo, I will rate TG as the most value for money. To further strengthen my analysis, I went to the URA website to understand more about recent market transaction: FB on average (2 bedrooms) are sold at 981 psf RB on aveage (2 bedrooms) are sold at 1043 psf TG on average (2 bedrooms) are sold at 821 psf The Waterline (2 bedrooms) from 1104 psf I am amazed to see that TG is lagging so much behind in terms of pricing. I have now shortlisted my top 2 projects (TG and FP). TG, my own view, is too undervalue and I think its a good time for people like me to snap up a unit before more people see its true value.

    Gem in today's market

    We think this condo is a gem in today's market. Its freehold, near to upcoming mega mall, rather near to town too. Went to view the condo a few times. Decided to walk from the Serangoon train to the condo, takes 12 mins exactly. Even though it would probably take 15 mins to walk to the future mall, but hey! I take 15 mins to walk to a mall with two hypermarts (Carrefour standard, I heard), lots of shops, cinema, Isetan, 24 hours food outlets to name a few. There are not many young condos that are freehold with good amenities like this. Thats why I say it is a gem, considering the price, location, facilities, and the future amenities. I also like that the interior is well maintained, and the quality is good. Doesnt feel cheap like some condo I viewed.
