    Overpriced condo with few amenities

    Nice view of the port and the street is quiet but the condo itself has little going for it. The pool is filthy, the "playground" looks like a setting for a horror film, and the gym is tiny and smells awful. Between the indifferent management company and the awful penny pinching landlord we had to live with a pool of water in our closet for months before it was fixed and a bathroom water heater that spewed sediment that stained the bathtub until we bought expensive filters to ensure that our baby wasn't bathing in toxic sediment. Glad to be moved on from this place. There are better options --- and much better landlords -- elsewhere.

    Looks can be deceiving

    Many of the issues raised by previous reviewers remain: no bike parking, no guest parking, amenities cheap (gym) or in disrepair (playground), etc. mgmt company has changed but still very unresponsive to tenant issues. In our two years there, the pool was cleaned twice and the filtration system is routinely off which results in dirty water and deposits on pool wall/floor. Apartment had lots of dead space and was overpriced. Many of the shops down the hill have closed or struggle to stay open. Hard to get good/fresh produce. Building only designed for cars, not pedestrians or cyclists. Quiet and clean neighborhood but check out other buildings.

    Great views but accessibilty csn be enhance

    not much of a complain but feel that there shd be a walkway down for easy access to haw par mrt. jus like neighbour horizon residences. Can save at least 10 mins of walk if the side gate can be amended to a side gate down blocked by west shore mainly. It will be great if there is a common path down d. Many ppl will benefit with little cost involved.

    Moving out, having enough of unreasonable rul

    The management committee of this Condo is unwelcoming to tenants that own any mode of transport other than a car. - Taxi not allowed entering carpark (elevator lobby) for pickup. Even when having heavy luggage. Same for drop-off: no entering of carpark by taxis, unless you can persuade the guard on duty. - Not allowed to leave bicycles. Despite 2large open spaces in Carpark. Bikes to be kept inside apartments. This new rule was imposed while we were tenants. Our bicycles were forcefully removed and damaged without proper removal notice. - Strictly no parking for motorcycles unless you don’t own a car. They finally marked 4 motorcycle spots, if taken you must park bike along the street. Although each apartment has right to use 1 parking spot, but only for cars. - Getting IU registered for parking can take a long time. My IU still not properly recorded after 20months, had to ask guard to open the barrier every single time. - No guest parking. Noise, dust, and air pollution from the port and roads are high and 24/7, leaving the seaside windows open while watching TV is a matter of who can outperform the volume of the other. Condo facilities are adequate and not much used, except for pool. Maintenance at bare minimum: Jacuzzi broken 2x in 2years, repair taking several months. 1-2 times per month false fire alarms, peeling paint and broken lights in common areas, Gym equipment is old, squeaky, and rusty. Sadly, management decided to spend $3000+ on a new car park barrier to block motorcycles from entering rather than replacing gym equipment. Positive: units are well designed, have good views to Pasir Panjang port, nice breeze and N/S Exposure. Also had nice and accommodating landlords that tried to help with all the management committee issues, unfortunately not successful and timely enough. The Management's unreasonable decisions is why we decided to move out and find a place that is more reasonable to tenants with bicycles and a motorcycle.

    bad building management & construction

    1. The building management or rather the managing committee is the worst that we have ever experienced in 10 years renting in Singapore. There are problems with anything related to the use of common areas - cannot park bicycles, motorbikes or second / guest car in the carpark because it might "scratch other cars"; cannot use the common areas such as playground for water gun play or water and soup play for kids; cannot hang a note selling your staff on the note board, cannot park your stroller next to your door, cannot have 2 shoe stands, cannot, cannot... We have been living there for 2 years and happily moving out as the contract ends to the next door condo, with better community and management. 2. The way the building is constructed causes problems with electricity and the wires. We replaced a few electric appliances because they just burned down or stopped working. It is also quite difficult to replace the wires and landlords are reluctant to do so as the walls have to be repainted. We had also changed aircons because the outdoor units are placed in the way that blocks air circulation around it. 3. There is also a lot of construction works going on and will be going in this area. You can't open the windows during day time on a week day - it is noisy and dusty. 4. The Big Singapore Haze - you can see it coming right at you from your balcony and there is nothing blocking or somehow filtering it - no other trees or buildings. The PSI is the highest in this area. The sea view and sea breeze on a nice day are nice though. 5. Climbing up and going down the hill walking down to the MRT is very tiring and hot if all members of your family have some kind of transportation but see No 1 - no bikes are allowed to park, only one car and your kids cannot park scooters next to your door. 6. The playground is small and hot.

    Bad management

    After 15 months living here, we have continuously had to deal with frustrating management decisions. We own 1 scooter and 3 bicycles. The condo limits parking, so no visitors are allowed but we also had to fight for space to park our scooter. Our bicycles were removed twice while locked and relocated. Once one was damaged. The final time all bikes were put outdoors in full rain, and accessible only by guard opening rubbish bin gated area. Yes, they should be kept where the rubbish is! Many tenants are upset with management about ridiculous decisions. Otherwise, flats are nicely designed and well built. The sun is strong and can get hot, but there is often a nice breeze. The biggest negative is the construction of the port below. It creates a LOT of noise and dust, even with doors closed, dust comes in. Walking up the hill isn't a big problem and buses are frequent. The MRT is a bit far though, about 15 mins walk, so I generally take the buses. No supermarkets are close, nor hawker centers.

    The Grandhill

    A freehill 53 unit perched on Pasir Panjang Hill, this condo is completed around 2007. Typical of plot ratio of most Pasir Panjang condos, it is 5 storeys high and some units do have a view of the surrounding Pasir Panjang area. Facilities include swimming pool, security, BBQ pits and jacuzzi. Surrounding amenities include NUS,Vivo City, Haw Par Villa MRT station, etc

    Quite a good catch!!!

    I have to say that if I am going for a view from the Pasir Panjang Hill and pay within a reasonable price.. This is the right choice... All the new projects are all asking for sky prices and without a view and even small space. A lot of dead space? hmmmm depends on the ID that is going to help you design and fully utilize the space. The sun can be quite hot in the afternoon but at least it does not hit the living room and it is so windy. The gym is really a bit small but most of the time it is empty so not really complaining...

    Quite a view

    Great experience overall living here. We were sold on the spectacular sea views. Plus points: 1. It's a fairly quiet and breezy location. 2. Conveniently placed, 5 mins drive (or 10 mins bus) to Harbourfront or West Coast Plaza 3. Although the Village Centre has been demolished, the shophouses remain, offering a few options for dining and drinking. Negatives for us are: 1. In our unit, there's too much "dead" (unusable space). We need more spacious living areas. 2. Although transport links are about to improve with Haw Par Villa MRT opening close by, it's still very difficult to access from The Grandhill as there's no cut through to the main road, so have to walk all the way around. 3. The swimming pool is fantastic but the other facilities are not great. Only 2 very small BBQ pits and the gym is tiny with only 1 treadmill. 4. Most units face the sun for most of the day so it gets very hot (& big air con bill!) No coverage over pool or children's playground, making them unusable for large parts of the day.

    A lovely nest to stay in...

    Agree with Pat, it has a great view from 3rd flr onwards... (definitely better than the neighourhood estates in my opinion.) Unblocked sea view and quiet place with not overcrowded population within the area. I believe Pat has never tried walking up the hill to the estate. Take me only 10 -15mins from the bottom of hill and it is not steep to start with. I believe it will also be a good place for elderly to stay too. With clean air and a quiet place above the rest. I do see some old couples taking stroll up and down the hills with no sweat... Basic facilities with pool, gym and bbq pits and I guess that is simply enough for the couple to stay in my opinion.
