    Great Potential

    Location : Excellent, Transport/connectivity : Excellent , Ammeities : Very Good, Look : Excellent (long lasting), Tenure : As good as Freehold, Addresss: Excellent, View: Interesting (never get bore for main road facing units), Uniqueness : Excellent.

    Barely There

    Average condo facilities and design seem very compressed. Pool, barbeque pits and playground area all conjested on the rooftop. Pool is hardly a pool cos its rather small. Location is more of bukit panjang rather than upper bukit timah. Not much of a view apart from the canal and higher condo blocks from Maysprings at the back and no view from hillview camp on the other side. Consolation is Sheng Siong and the old shop houses right beside which are within walking distance. Probably when the MRT comes up in a few years time, it would be better. Those with a budget can consider this mass market condominium considering its 999yrs.

    Excellent Development

    It has full condo facilities and was very well designed by a renowned architect..a modern design that will last for many decades to come. Experienced condo stayers will agree that the excellent efficient use of spaces/areas in this condo. Very good transport links and with mrt comming up in a few years time, it can only get better. Its 999years and even for $750psf..its a very worth purchase. Ameinities are everywhere nearby. No other compatible (ie 999years/freehold even 99years) condos in the nearby area can compare favourably to Linear interms of quality and location. Buyers with buget of 500-600psf will have to consider a Executive condo in nowadays market. Buyers with sufficient budget will certainly find this condo very value for money.

    Overated

    Went down for viewing last week. The unit I visited was nicely done with immediate move in condition. However after walking around the compound, I was quite disappointed overall. Very squeezy for a condo compound. Facilities are placed too closely in one single area. Only 2 barbeque pits for 221 units. Ground floor units have no privacy at all, too close to pathway and mainroad. Feels more like a walk up apartment rather than a condo if not for the security guardhouse. Many units are also asking unrealistic resale prices within such a short time, as high as $750psf. The average psf few months back was only $500-600plus psf. It was a good thing I did my homework on the surroundings before making an offer, else I might regret for the next few years.

    Tight & Crammed Space

    Recently visited a friend for a bbq session at The Linear. This is what I noticed. Pros - Amenities nearby like Sheng Siong, Esso, Bukit Panjang Plaza, shop houses etc... quite convenient - Transportation not a problem, heard there is a mrt line coming up soon - Interior and deco of the units are nicely done Cons - the whole condo is very crammed with space constraint, the width of the land area is extremely narrow. - basement carpark space also just as narrow, many cars scraped the walls in the turn towards the exit - 2 miserable bbq pits placed very closely to each other. If you have 2 seperate families having a bbq, you'll probably mistaken them as 1 single family - playground, main pool, child's pool and bbq pits all very close to each other, children's play area should be placed further from the bbq pits for safety reasons - the "walls" surrounding the compound is just a see thru metal fence which does not give any sense of privacy and condo feel. Passerbys walking along the pathway can peep directly into the ground level units like an open theatre unless you curtain up everything

    Quality

    Water seepage is a common issue in almost all housing in Singapore (both Condo and HDB) barring those built in the early 60s and 70s ; whom are using tradition construction method. While warranty provided by developer are usually 5 years from TOP, it depends on each condo management to handle with the developer.

    Workmanship

    I bought a place here and is staying here. Buyers have to be careful when buying units here. It is done by China construction. Imagine just after warranty period, I have to redo my aircon piping because of leakages. Also, water seapage in the toilet and from the toilet to the room. I stay on the ground floor unit.

    Unique & so much more to Offer

    *Modern glassy building design=> it's an icon in the district and a beauty that last long. Offer you Privacy -4 units in a level. *Spacious interior and squarish interior look modern, classy and practical. The master room is luxurious! *Amenities charges is cheap for the usage of pool, function room, gym, steam room, plenty car park lots. I recog it's cheaper than paying hdb car park+maintenance. *999 lease-hold at super fair / afforadble price, worth much than the price. High appreciation. *Easier to rent - nearby reserved parks, amenities, LRT, MRT, Busses direct to Orchard and schools. Rental yield is high too.

    Excellent development

    Excellent development with very modern glassy look that is usually found in developments in the higher end districts (not even in bukit timah condos) . I love the main road facing units , especially those that come with balconies. You get to enjoy the the lively view day and night. and the unblock greenery views of bukit timah hill. With the mrt at the doorstep coming up in a few years time, this condo has vast potential in value appreciation.

    Hidden Gem

    I would say The Linear has the potential to become the icon of this district. Although the building faces the main road, railway track and the West sun, the gems are truely the rear facing units. These are East facing and away from the hustle and bustle of the front. With many of these rear units facing the school field, the view is truely unblocked and the surrounding quiet and peacefull (well most of the time I suppose). For those who are Fengshui conscious, the canal in front of these units run parallel to it and hence presents a neutral Qi. And with water in the front and mountain (Gombak hill) in the back, what else can one ask for? Amenities-wise, the list just runs on and on. LRT, shopping center, petrol kiosks with 24/7 convenience stores, Sheng Shiong supermart, traditional coffee shop serving yummy prawn noodles and these are just the ones within walking distance. Last but not least, the future MRT station, which will also be a stone's throw away. Interior wise, the layout is squarish and the fixtures and fittings provided are of modern design and fairly good quality. A few uber chic furniture pieces here and there and the place will look like a million bucks! Cheers Stevie K.
