    Experience from a resident

    External: > 1000 units in the development Facilities are overcrowded during weekends No car wash bay!!! Free Shuttle bus serving the resident to Serangoon MRT is insufficient (23 seat). Peak hour 15 mins, Non Peak 30 mins. Bus always full!!! No service after 7.45 PM Only 1 public bus runs to Serangoon MRT. Bus always full and interval is unpredictable!!! Nearby Temple make a lot of noise & smoke till late night during praying season. This development is very popular with PRC Interior: Kitchen cabinets workmanship is poor. Toilet tile showing hairline cracks Simple floor tiles Verdict: Without a car, a lot of time is going to be wasted on transportation.

    superb place to stay

    My family moved in to The Minton early this year after getting the TOP. Till date we are really enjoying our new home, the facilities, environment and friendly neighbours. As parents of 2 young children we have made a good choice to buy a unit here. WHY? 1. totally enjoy ourselves with the wide range of facilities only at $250 a month 2. A good mix of locals and foreigners to add colors and variety to our neighbours 3. Quiet and serene estate as it is primarily surrounded by pte houses ( front and back blocks have superb unblock view) 4. Close to amenities like food street (upper serangoon), USSC, kovan centre & mall, nex can take shuttle bus, prime supermarket, coffeeshops, etc. Mostly by foot within 10-15 mins. 5. For nature and park lovers and joggers there are many parks near minton in Charlton Pte estate. A good option when I am bored with the monotony of the gyms in Minton. 6. Stone throw to PLMGS. (Sure got demand from parents who want to enrol their girls to the school when I want to sell my unit in future) Above are my sincere views if you are considering buying subsale. But for now, I am not selling: )

    Surrounded by HDBs, 99 y-LH in the middle of nowhere, > 1 km from amenities and MRT, so inconvenient, how to rent out? If own stay, must drive $$$$. In an oversupply market, location, location, location, landlord and owners would likely be looking at LOSSES, (both in terms of valuation and rental).

    One of the worst place

    No mrt nearby. No shopping mall nearby. And price is close to or higher those near mrt and shopping mall. It is not worth it. Living in a 1000units condo far from mrt and shopping mall and paying over price for it. It looks nice but maintenance is heavy.

    Buyers Beware

    Note the 99 years LH begin in year 200X. TOP in 201Y. Buyers have already lost XX years before even moving in. Also, out in the middle of nowhere.No MRT in sight. There are many around MRT/ better amenities if you look around.

    if u're looking for a 1-bedder...

    i am looking for a 1-bedder for investment and The Minton is the second development i visited just a week ago, and it's very close to completion. While the huge, sprawling development is still under construction and no one other than construction personnel are allowed inside, i could only walk around the perimeter and look inside from the balconies of neighboring flats to have a good feel about this place. it is a huge, beautiful, self-contained development with great workmanship in its fine design details. Intriguing to see are the massive wooden fish bone cross bridge and the indoor badminton dome which looks like a huge steel egg. It is a sight to behold even from the neighboring blocks of flats. i can't say much about the interiors as no one is allowed inside, but u can still peek into the units from outside the fences as u walk around the perimeter. the stacks are built very far apart from each other to give much-need privacy and the spaces between them are filled with many facilities, some of which u might not find elsewhere. Once u're in there, u're in a different world completely isolated. As it is a self-contained condo with its own mini-mart as well, there's no real need to go out. But, if u want to go somewhere, it's gonna be difficult to get transport. It's quite a distance away from the main roads where the MRT stations are located, and i don't think cabs come here that often. there's a bus stop outside though. well, it has to give up some of that transport conveniences that we are so used to for its guaranteed quietness at that location. and because it is a huge development of more than 1000 units, there will be shuttle bus service going to the MRT stations and nearby malls, so that's kinda helpful. the largest shoebox unit of 700sqf is probably the best in terms of layout and functionality. and at current price point, i would pay no more than $800k for.

    Worth it? You decide.

    A 99 year development, unit size vis a vis smaller than neigbouring HDB flats double or triple the price. Unless you use the facilities often and the fact about the prestige of a condominum, I can't think of any benefit.

    Good for Family stay & affordable investment

    - Full condo facilities with bigger layouts - Less than 20 minutes to CBD - Good for families with children - Very close to Serangoon MRT, NEX and nearby schools - Library and Resort living facilities - Aircon Badminton Dome - Affordable investment with steady return (especially 1 & 2 bedrooms) - Reasonable maintenance fees
