The exterior structure reminds one a little of public housings. But that's a minor downside. Most units enjoy waterway views and have squarish layouts. -

SIMPLY A GREAT PLACE TO STAY
I had been living at The Rivervale for 5 yrs now and never had one day regretted buying a unit at this wonderful place. Place is well kept, guard friendly, even the cleaners are courteous and well mannered. Facilities are inviting and well planned throughout. The pools are my favorite as they are diversified and in good sizes. Your kids will love it. The whole development is well spaced and windy. Inside, rooms are all in good sizes and can fit queen size bed comfortably. Going to city is a breeze as the KPE entry is just round the coner. LRT and Buangkok MRT is just about 10mins walk away. Giant supermart and coffee shop is right across the road for added convenient. For nature lovers, the charming Punggol park is just a stone throw. There is even bicycle renting kiosk and a good restaurant. Well, I am 100% not an agent and the above is a true account of my pleasant stay here @ The Rivervale :) -

Great family-oriented place!
Managed to get a unit here that faces the pond 3 years ago and have never regretted it since! We shopped for nearly a year just to find the right place and we were bowled over by the full-length windows in all the rooms. It's so rare to get this kind of windows because they really do justice to the fabulous view of the park and pond. Our unit is also near the side gate that leads you to Punggol Park. Now with the park connector, you can go way beyond to Punggol park as well. On the countdown to New Year's Day, you can also see flares from the airbase. Fireworks can also be seen in the direction of the flyer. More units in the estate means a bigger swimming pool which I love. It also means cheaper maintenance fee compared to other condos. The profile of the residents here are mainly couples with children. Thus, there are plenty of playgrounds (with one having a make-over recently), which is perfect for us. Buangkok MRT is 10min walk away, accessible by a side gate, unlike the other condos where Fairprice is there. If not, 5 min away, there's a Giant supermarket and a couple of coffeeshops. The wet market is at Rivervale Plaza, which is 10min away. In short, it's a great place to live in! -

A great place to be in
Our family moved into this condo half a year ago and have enjoyed every single day of it since. This is a great place for family, the space layed out for the actual unit is really good and it's so close to the park. Doing Food and grocery shopping is so easy (just across the road), transport to the City is so fast via KPE or can always take the MRT, there is really absolutely nothing I want to complain about living here. Life is simply great! -

Great infrastructure but lack social ethics
If you look for a great facilities, this condo provides it. If you look for cultured people with great social ethics to live as residents, think twice or thrice. Few rotten eggs spoil the mass, and it seems the ugly sides are growing. -

Pros & Cons
Pros are spacious condo with good facilities - basketball court, tennis and swimming pool etc..Walking distance to minmart Shop n Save etc. Also near a big Pungol park, full of nature! Terminated my tenancy prematurely as many repeated complaints from some residents about inconsideration shown by some families..children urine openly in the pool and selfish parents do nothing about their children,,neigbours quarel among themselves due to inconsiderate noise caused by their children..security guards lack diplomacy and offend many visiting guests. I have enough of these uncultured nuisances in this condo! -

Far from amenities
Quite a distance to walk to Buangkok MRT area or Rivervale Plaza for food and groceries. LRT also not exactly near. Other than that, quite a good development. Near Punggol Park and KPE entrance -

Prices Above Valuation
I just purchased a unit at $560 psf...initiate price quote was $610psf. So buyer beware! -

Excellent Value For your money!
I hve been staying in this place for more than a year now and I have to say that it's hidden wonder of SengKang Point to take note, 1. 8 mins walk to Buangkok MRT 2. KPE tunnel is just a turn away and this is least crowded tunnels in Singapore which connects East and City. ERP is only at Nicolle highway exits so value for money when u use ur car. 3. Some units have Punggol Park view which is quite relaxing to see the river view from ur windows and walk around the punggol park in the eve is so comforting. 4. You can get all ur groceries at shop n save/ Fair price 24hrs/ Rivervale plaza which is stone throw distance 5. Low maintenance fee just over $200, well maintained condo facilities with all that you want. Landscaping is one of the best. 6. Last but not least, it's so quiet when u walk around this area sometimes u feel u r in holidays at some resort. -

Great Place to Stay
I just moved in The Rivervale a few months ago and was very glad to do so. My wife and I had been looking for a place near the Hougang/Sengkang area and have also seen quite a few developments in Serangoon and the East side. We finally bought a unit here after 6 months of searching. The place has a big pool, another one for kids and a jacuzzi. Aside from the usual tennis courts and gym, it has a games room with a pool table and karaoke room (if you are into that kind of stuff). There are plenty of places to walk within with man-made ponds and gardens. If you are tired of the view within the compound, just cross the street and you are in Punggol Park which has a very charming pond, jogging and cycling paths. I have to mention the waterside restaurant called Bliss which is open until 2am and serves an excellent selection of food and wine. Nearby amenities include Shop and Save as well as food stalls too If you drive, it takes about 20 minutes to get to the city via KPE - I only pass one ERP gantry since I work in Suntec. If you decide to take public transport, there's a bus stop immediately outside the back gate which takes you to Hougang MRT after 3 stops or just walk for about 10 minutes to the Buangkok Station. There's a good mix of nationalities and residents are generally courteous and polite Mostly a lot of young to middle-aged families. So far, we are very happy with our decision to go with The Rivervale. -
