    Excellent location

    The location of this condo is excellent as it is convenient in terms of public transport and finding necessary amenities. The standard of the gym is at the bare minimum of a pass due to it having NOTHING but the essentials. Facilities are great and the overall vibe of this condo is mainly peaceful and quiet.

    The nearby industrial park as well as the Australian School provides a good catchment of ready tenants if one is looking to buy this condo for investment purposes.

    Worth a second viewing

    I did my viewings last weekend and am quite surprised by the low ratings of this development. I really like the layout of the units. I viewed the 2 x 4 bedrooms and 1 x 3 bedrooms units and I have to disagree with some of the reviews about how small the units are. The living space and bedrooms are quite big as this development does not have any bay windows. All furnishings within the units quite good and the best part of this development is the direct access to Lor Chuan MRT. For those who wants to avoid partial west sun will have to forgo the units facing the pool (except the premium blk nearest to the MRT station). Then again, I would rather have a pool view than to face other HDB blocks or NYJC. Planning my second viewing with my wife this weekend again and hopefully I can close the deal with the agent.

    West Sun

    Many units have strong direct afternoon sun piercing from balcony to entrance door. There are a couple of premium blocks and some west sun block, so choose wisely.

    The Best Things About What is Good Here

    *disclaimer - I stay here so discount my superlative comments, if any* 1. Proximity to MRT. It takes me 4 minutes to get out of my house and walk into the Lor Chuan MRT Station. The "covered" walkway to the MRT is a misnomer. It actually entails you walking through the basement carpark to the side-gate leading to the MRT. But whatever the case, even without a brolly, I'm quite dry when I reach the office on a rainy day. 2. The MRT! Lorong Chuan MRT station is only 1 stop away from Bishan (N-S Line) and Serangoon (NEL Line), making Lor Chuan (and therefore the Scala) one of the most inter-connected venues in District 15. Despite switching trains, I get to CBD in 25 minutes tops. 3. Driving. The Scala is not along a main road. It is serviced by Serangoon Avenue 3, which is not densely populated. Therefore, you do not have to contend with any serious traffic jams getting in and out of the immediate area. Driving further out is just as easy. It's less than 2 minutes to the CTE (Ang Mo Kio Ave 1), or to Braddell Road. 4. The Peace and Quiet. Nestled in a quiet corner at Serangoon Ave 3, the neighbourhood is charming and quiet. It is the sound of crickets and the air-conditioner / fan that really disturbs my sleep. 5. Fixtures and Finishing. Quite thoughtfully designed. Much of my renovation costs was in decorative furnishing, rather than improving the functionality of the existing fixtures. 6. Condo Facilities are decedent and usual of condo developments now. 7. Architecture is modern but not unique. Some of the cooler facilities are squirreled away deep in the bowels of the condominium, such as the tea/reading garden. But you may be pleasantly surprised when you bump into those facilities after you (invariably) get lost in the condominium during your maiden explorative walks. All residential buildings are connected to their life lobbies, even from the car park.

    SideGate to Sheltered MRT Entrance

    The main attraction of this project is a side-gate which opens directly to the sheltered entrance of LorChuan MRT to keep you and your family dry during rainy days. One stop to J8 and one stop to NEX (also sheltered since both MRTs are underground) . Not many condos can boast of being at the doorstep of an MRT. 3 lines: circle line and one stop from changing to NE line (Serrangoon) and NS line (Bishan) Surrounded by private projects (like Serrangoon Gardens), very private environment. Only 4BR comes with build-in bath-tub from developer for complete family living experience. 3 +1 and below only have showers in bath. Compact lay-out and facilities.

    The trend is set

    Like it or not, the trend for smaller spaces to live is set in landlocked Singapore and prices do vary across the island depending on where they are sited. Those near or merely a hop,skip and jump to an MRT station commands a special premium in that it allows the resident a chance to opt out of car ownership which has its attendant grouses of a short 10 year ownership, expensive petrol, limited parking spaces, selfish road users, taxes, insurance and fines plus the generally high maintenance cost of keeping the car in roadworthy condition. Yep, if families can live in 330 sq ft space in HK, I certainly can live in 470 here. Not withstanding some noise which is easy to get used to, the proximity to a DAILY BENEFIT such as MRT transport to work in quick time would be an immediate boost to my life resulting in more free time for myself. Hence, my investment here shall be protected by demand for MRT sited developments as parking spaces gets harder to find.

    some justice please

    if you want to buy a condo in tiong bahru or elsewhere, just focus and pursue... stop being a unnecessary critic in an otherwise above average quality and in-trend unit size Scala condo project blessed with a nice residential ambience and class.

    Too small in size

    Unit sizes are too small. 3 bedder at 1044sqft..? Only reason I can think of for sizes to be small is because the psf is very high. So multiply by the small sizes, ppl may still feel it is comparable in terms of quantum for a 3 bedder with other condos. Not worth the money. I rather pay a $100 more psf to get the condo beside Tiong Bahru MRT station. Main line some more..
