    Farewell to this lovely estate!

    I have lived here for over two tenancies and am sad to say that I will be leaving this wonderful place early next year due to the high rental prices, which my family and I find increasingly difficult to manage. What I’ve loved most is the convenience of being so close to the MRT and my unit’s stunning view of the river park with glimpses of the sea. The energy of the entire area is truly uplifting. While there have been some critics pointing out noise from jet planes, this is a reality for most parts of Singapore. Personally, I’ve found it to be a minor issue, as the noise is infrequent during the day and completely absent at night. I’m heartbroken to part with this home, and I truly hope the next occupants will cherish it as much as we have over the past four years.

    Excellent quiet and tranquil location

    A year ago, I was deciding between Waterbank and a few other options. I hesitated initially because of some reviews mentioning aircraft noise, but I ultimately chose Waterbank—and I’m so glad I did. While aircraft noise is noticeable for a short period each day, it’s something that affects almost every part of Singapore, given the island’s size. Most of the time, I’ve enjoyed tranquility and peace, especially since my unit faces the river and low-rise private houses. The view is so calming and serene that I could spend hours just taking it in, breathing in the fresh air, and feeling completely at ease.

    Disappointed with the condo

    The location great for transport links and the facilities around in the neighbourhood. Sunday the eco pond was removed.

    There is an interesting layout of 5 bed room

    There is an interesting layout of 5 bed room at 2820sf which in 2018 was transacted at $1672sf. Other layouts transacted at about $1700psf recently, holding its prices well for the initial buyers.

    Fantastic Location

    This is my 2nd month stay here and I must say I really love this place. It is just 2-3min walk to the MRT station which brings me directly to Marina Bay and Suntec City in less than 20 min. The place is also very tranquil. I enjoy sitting at my balcony enjoying the breeze and listening to the birds' chirpings. There are 2 very big pools, one for relax swim and one 50m lap pool for serious swimmers. Try to get those units facing the river and parks. There are some units which are too close to each other for comfort.

    If u're looking for a 1-bedder...

    I am looking for a one-bedder for investment, and an agent recommended this development to me recently. There is a choice between the 484sf and the 624sf here. The strongest plus point of this project is its proximity to the underground Dakota station, and it's 4-5 stations away from the Suntec commercial area. The shoebox units, however, leave a lot to be desired at their current price point. the smaller one has a disproportionately large bathroom that I feel could have been smaller with a sliding door. and the extra space could have helped to increase the size of the living room which is already intruded by the long kitchen cabinets. The larger 624sf unit is slightly better, and most of them face the canal and the landed properties. Of the two, I like the 624sf unit better.

    Waterbank Pricing

    Waterbank prices are mainly driven up by new launches nearby. Back in April 2012, at the launch of Katong Regency, the average launched price was $1500 to $1600 psf. At that point, Waterbank's transacted prices were in the region of $1300 to $1350 psf. Same goes for Dakota Residences, which was launched at $920 pst. in 2008. When Waterbank was launched in 2010 at $1,100 pst, DR transacted prices quickly raised to $1,200 pst.but comes with bay windows and home shelter. Although, Waterbank's current listing prices is around $1600 to $1700 pst (for small units). We cannot says Waterbank is overpriced when the current transacted price is average at $1600 pst (for small units) compare to all new launches around city fringes are at $1600 pst and above. Also not forgetting Waterbank's TOP is around the corners compare to 4 years wait for those new launches. The resistance level for Waterbank is around $1600 pst. But you can get low level units at around $1400 pst. Waterbank selling points are 100 meter from Dakota MRT station, near sport hub, near Paya Lebar Business Center, unblock view over landed properties, canal facing and Park connector link all the way to Garden by the Bay and Marina Barrage. Dakota Residences is directly under the flight path and since Waterbank is next to DR, it is not spared. This is the only negative that I can observe so far.

    Definitely Overpriced!

    I completely agree with Dr James Tan's opinion that Waterbank is very very overpriced. If you see how many apartments are on Sale in Propertyguru, about 472 units are for sale from the 616 units available! That is like 76% of the units are for sale so people bought it just for flipping. People who buy the units now would face the problem that most of these units would come into the rental market so you are fighting for tenants. It does not have an underground carpark but a 5/6 stories covered carpark(cars get hot) and only 554 parking places are planned for the 616 units. And knowing people in Singapore, everyone has a car so you are going to fight for parking space. Even after the recent cooling measures taken in Jan 2013, people are still asking for more than $1500 psf to $1800 psf! My personal opinion is that this round of measures are the most severe and prices would definitely moderate also with more supply coming into the market. This is of course my personal opinion and I would wait and see.

    waterbank, good location but way overpriced

    i've been living in the neighboring hdb and was curious to check out how the private developments in my area will fare. i must say i like the area for the good food and city fringe location. however, looking at the current $1400-1500 psf asking prices of the soon to TOP units at the waterbank, i must say the area is way too much overpriced. from my memory, the units were sold out within a short period of time when waterbank was just launch and apparently, many of the units were bought by investors who were eager to flip their investments for a quick profit. with all the cooling measures that kicked in recently, i think it is audacious for these investors to still expect a good $300-$400 psf profit on their units, depending on when they bought their's. now that the development is to TOP soon, i'm wondering how many of these investors will be eager to let go of their units at a lower price. don't get me wrong, i agree that investors who took a major financial risk to purchase a private condominium should earn a decent profits for their capital and risk taken; however i think HDB up-graders like myself should be more conscious of overpaying for private housing. especially when the prices of these places are artificially jacked up by the investors. i took a quick look at dakota residences and realise that there is a large number of units for rent and sale as well. i got a feeling that waterbank will end up the same way. all in all, i must say i do enjoy staying in the area and moving to a private condominium does have it's merits. however, for those who can afford to wait, like myself, i think it's prudent to wait for awhile before the oversupply pushes the prices down just a little bit more.
