37 year old Singaporean here. I just moved back to Singapore after spending 13 years abroad. Therefore I have 0 CPF. HDB only offered me 350k loan on an 8K salary. Banks offered me 370k. I am looking for a 3 room flat in a central location but only have about 170k in cash, meaning I can only afford a 520k flat. I do not want to get an old flat as I plan to upgrade to a condo or 5 room flat in the future. Any advice on how I can finance my purchase? Is there any extra loans I can take up apart from the housing loans? I believe I would need at least 600k which means I am 80k short.

Hi Edmund,

If you have some other cash funds on hand, you can use to bump up your bank loan through a show funds method. To buy 600k property you probably need another 100k loan extra. If you can pledge some funds as fixed deposit or show funds, it is possible to bump up the loan amount.

The financial frameworks are put in place to reduce the chances of buyers overstretching themselves financially for any property purchase. Home buyers who are looking to increase their loan capacity after exhausting their TDSR will likely go into asset based lending where they make use of existing investments like stocks or bonds or foreign currently to prop up their loan numbers, or use existing cash to do so, which in this case, I suppose if you have this amount, you would have used it for the shortfall.

You may wish to borrow from parents or family members in this case to make up for the shortfall, as borrowing from financial institutions will likely affect your home loan numbers too. If all else fails, maybe you should look into somewhere not so central instead. Hope this helps.
