A undischarged Bankruptcy wanted to purchase a EM by end of this year. He is now applying for loan to see how much he can get. At the same time he might also sell the parents house to bring them over to stay at the new place.

Is there anything i must be catious and pay more notice?

take one step at a time. end of the year is too long time for any commitment and also market changes..let him settle his his parents house first. let him settle the financial planning with the banks..
for EM purchase, OA permission may be needed..
