Your child needs to be 21 years old or above in order to own a property here in Singapore, otherwise someone need to hold this property in trust on behalf of your child. Is this property fully paid for and also have you used any CPF monies to purchase or service the loan for this property?

Hi

Your child needs to be 21 years old and above to be able to own residential property. If not you have to set up a trust to hold the property on his behalf.

To set up a trust, the property has to be fully paid without any CPF charge or bank loan charge on it. ABSD of 65% will have to be paid upfront first, and it is possible for refund upon certain conditions set out by IRAS fulfilled.

Your teenager child will need to be at east 21 years old before he or she can take over the condo. If the condo is fully paid, you can set up a trust to hold the property on behalf of your child.
