Advise is to sell first and then buy. Just in case that you have buy at a slightly higher price and need to sell at a higher price in order to cover for your purchase over a limited time frame which will be quite a headache. I had a client who did not take my advise and proceeded to commit to a purchase of unit at $60k COV and need to sell his unit at $50k COV such that his financial plans can be met. In the end, he had to forfeit his $1k deposit to his purchase within the 2 weeks required to exercise the OTP and only managed to secure the right offer for his sale 2 days after OTP expires. Needless to say, the unit he intended to purchase was sold before he managed to retable his offer.
