Hi I am seller, I have engaged a property agent to sell my hdb flat usually it’s the agent who fill up the intent to sell or seller do own self. Q2) if I extend to buy dual key, rent out 1 unit and own stay the other unit, banks will not consider is income? Tq

Good day to you,

Assisting my sellers to submit HDB Intent to Sell is within my service. However, some of my sellers would prefer to do it themselves, as they are uncomfortable releasing their personal information.
As for the upcoming intention to purchase a Dual-key unit, I believe you intend to buy one that you can readily renovate and beef up, before renting out the "sub" unit. In such case, the bank will not be able to include the future rental as your current source of income.

Hi Sir/Mdm,

You can only register the Intent to Sell yourself as you will need to log in with your singpass. I will usually do it with my clients and guide them on how to do it.

If you rent out one part of your dual key unit, you will need to declare the rental income less the deductibles as your income and it will be taxed according to your tax bracket.

- Typically, your property agent will handle the **Intent to Sell** submission on your behalf, but it's important that you review and ensure all the details are accurate before it's submitted. If you're comfortable, you can also submit it yourself through the HDB website.

- For **dual-key units**, banks may consider rental income from the sub-unit, but it depends on the bank's policies. Most banks will look at the rental contract and a percentage of that rental income could be factored in during the loan application process. However, the portion of the unit you’re living in won’t be considered for income purposes.

Hi,

Only legal owners can singpass login to hdb flat portal to do up the Intent to Sell, the agent can guide them while doing so.

As for the dual key purchase, rental income of that unit cannot form part of your income for loan assessment, as that rental income source legally still belongs to the current owner of that property.

Intend to sell will require the owner to log into their own HDB portal using Singpass to register. If owners require assistance, we can assist to do it together. Otherwise, owners can do it on their own.

For purchasing of dual key units, as long as you are not the one who is receiving the income, it cannot be recognised as your income for loan assessment.
