You will need to sell off your HDB first in order not to incur ABSD first. If you intend to sell HDB later, then you will need to pay the ABSD first and apply for remission later if you qualify for the remission.

Hi

As long as you still own your HDB flat, it will be considered 1 property count ownership, hence ABSD is applicable when you purchase the private property as its considered the 2nd property at point of purchase. If you are eligible for new executive condominium, you can buy first without ABSD, this exception is only for new EC purchasers upgrading from HDB as they will have to sign undertaking to sell their HDB.

You have to pay the ABSD first should you choose to buy first and sell the hdb later. ABSD refund may be possible if you fulfill certain eligibility conditions such as buying as matrimonial property.

Hi Janice,

If you proceed to buy the condo first, you will need to pay the ABSD and therefore it is not advisable. In order to avoid the ABSD, we will need to time the sale and purchase together with the sale of your HDB first.

In this manner, you will be able to avoid paying the ABSD and at the same time, be able to transit from your current place to the condo without the need for a temporary place to stay.

If you exercise your Condo purchase before your HDB sale is exercised, you will incur ABSD. But the ABSD can be remitted if this next home is a matrimonial home and you sell it within 6months from the purchase.

Hi,

1) The only exemption of ABSD is when you buy and sell an HDB flat.
2) The main reason is no one can hold on to 2 HDB flats for a long period under current policy.
3) However, no one can guarantee that you will honour your words to sell your HDB flat after buying the condo.
4) Therefore, the IRAS stated clearly that all stamp duty (including ABSD) has to pay according to the number of residential property count at the point of signing a Sales & Purchase agreement (S&P).
5) You may apply for the ABSD remission if you are eligible after selling the HDB flat.
6) Otherwise, you have to produce an exercised OTP when signing a S&P for the condo to be exempted from paying the ABSD.
