Hi,

When purchasing a property with a bank loan, whether it is an HDB flat or a private condominium, the maximum loan-to-value (LTV) ratio is 75%. This means you can borrow up to 75% of the property’s value, subject to meeting the bank's eligibility criteria. As for your CPF, you can utilize the full amount available in your CPF Ordinary Account (OA) to fund the remaining purchase price and other applicable costs, if desired.

Depending on the balance lease of the HDB and your age (if the lease of flat can last you until 95 years old), you can use full CPF to settle the purchase, without loan, however, there will still be a small sum of money up front that will require you to use cash (Option Money & Option Exercise Money) on top of the various application fees.

If you are taking a bank loan, the lease balance considerations will also be in place and the maximum on can loan from the bank for HDB is 75%. Balance 25% has to be from own funds, where 5% of the amount must be in cash.

For bank loan purchase, minimum 5% cash downpayment is still required as per regulation.

CPF OA can be used fully up to the valuation limit (market value of property), as long as the balance lease of the property is able to last you the buyer until 95 years old.

Max loan to value ratio now is 75%.

If you are purchasing the resale HDB unit under your own name, you need to be Singaporean, aged 35 and above.
With bank loan, 5% downpayment must be made by cash while the balance 20% can be fulfilled via housing grant and your CPF OA.
