Can we buy a condo in my wife's name alone. Reason being to lower the emi and increase the term period of payment for the mortgage loan, as she is 47 and am 66. I am sure I can, as she is paying cpf. Additionally ofcourse as I have higher salary I would service the loan.
Kindly advise if any hiccups or how do we proceed.

Good morning,

Yes she can purchase a condo alone but sorry to inform you that you are unable to utilise your CPF OA funds to finance the mortgage repayment.

Only owner is eligible to take up a mortgage loan with her income and use CPF to finance the downpayment and mortgage repayment.

Perhaps we should work on the financial calculation based on your wife's income, age along with funds on hand to derive on her budget?

Hi,

If the condo is only under her own name, then only she can be borrower of the loan for the house. If you plan to use your income and CPF, you have to be the owner as well. I can structure a solution based on your requirements, please contact me at 97432395  for further discussion.

Hi,

1) In Singapore, only the owner of a property can mortgage the property to banks to receive a loan.
2) It means that only the owner's income can be used to determine how much loan can be received. This is based on the TDSR calculation.
3) Only the owner's fund in CPF can be used to service the loan, paying the downpayment and stamp duty.
4) Usually the bank will open an account for servicing the loan. You may deposit cash into this account to service the loan.
5) The main thing that you have to check is how much loan your wife is entitled to before embarking on finding a condo.
6) You may approach those banks that you are familiar with to understand the loan amount.
7) Alternatively, you may approach any of the agents at no cost in this forum to recommend some bankers for them to do an assessment.
8) This will save your effort from running around to find out the information.
9) We usually can get this information via chat or via a simple phone call.

If the condo is solely under her ownership, then she is the only one eligible to apply for the loan for the property. If you intend to use your income and CPF, you must also be listed as an owner.
