Jeric, it is best for you to engage agent and pay the agent for their services, but there should not be dual representation. that means that if they are representing the landlord, they cannot represent you, and hence cannot claim any agent commission from you.

The agent representing you will look after your interests and assists and advise you during the negotiation process, during hand over before the lease, during the term of the lease and after the handover (where many issues crop up).
