Hi Jonathon, from a pure investment point of view, neither penthouses or landed houses are ideal investments. If it is solely for capital gains and rental yields, normal condo units are better.

I presume that since you are asking this question, it cannot be purely investment. Living in a penthouse unit or landed house is the lifestyle of a few and the dream of many. For lifestyle choices, it is really up to you decide which is more suitable for you.

I feel that your question is asking whether the prices of these two will hold over time, and which of the two will hold better.

Penthouse, or condos in general, are very suspectible to outside influences, such as the price of a new launch nearby, market fluctuations, and supply and demand. So the price is open to many influencing factors, and the right time to let go of the unit depends on the right price at the right time.

For landed housing, the price is not so suspectible to the factors that condos face. Land appreciate over time (provided it is 999 or FH), and if the house is kept in good condoition, the price will slowly appreciate over time.

Therefore, over a short period of time, a penthouse may be more worthwhile, and over a long period of time, it is landed housing. However, you need to balance this with your lifestyle and if you have elderly parents or children, the consideration needs to be thorough.

It really depends on your preference.

Landed property is limited in supply. In my opinion. Penthouse unless it is functional, most space are wastage if there is a 1000sf jacuzi?

Example Penthouse
Cost $1000psf. Total Sqft 3000sf

Total Cost 3Million. 1000sf is jacuzi = 1 Million on a JACUZZI. You can maybe buy over a Jacuzzi Business or even buy another properties rather than a depreciating feel good factor.

For landed though there are bungalow that have swimming pool, but landed wise the per psf in the current market is lower than condo (not all though)

If you like faciltites, a Good size landed, you can do up your own pte facilities. The cons are with facilites the mainteance cost are indeed higher compared to condos, where the maintenance is shared across the residence.

Neverthless, properties, location is the key still then the size and furnishing.
