Dear Guru,
1. I just got a new tenant and signed two year contract. 2weeks into stay they highlighted aircon not cold. This I have agreed to bear the cost as there is gas leaking. However they ask for rental reduction. Can or cannot as they stated inconvenience to pregnant wife.
2. What is the average rental per months for Yishun north point 2 rooms dual unit residence ?
3. Can I engage another agent to sell instead of Current rental agent representing me in the rental ?

By the way, I don’t think you should accede to tenant request by reducing rental as you have already service the aircon by topping up gas. And yes, of course you could appoint another agent to assist in the selling of your unit and in this case it will be selling with tenancy.

Hi Bendz,

As long as the issue of air con is rectified within reasonable timeline, tenant has no basis to request for a reduction of rental. Rental for 2 bedrooms at North Park Residences dual key unit is going for around $2500 +/-. There is a fair bit of different configurations based on the rental transactions recorded therefore there is definitely some disparity involved. You are able to engage a brand new agent to sell off the property instead of having to retain the services of the current rental agent who have assisted you in the rental.

I have just sold 2 condo and 1 hdb unit that is rented out this month and I will be happy to assist you do the same.

1. It will be depend on clauses on the Tenancy Agreement, but generally tenants have no right for rental reduction after they signed Tenancy Agreement.
2. North Park Residences 2 rooms dual keys unit rental will be around $2500-$3000.
There is some corporate tenant who are keen to pay premium rental like some on my recent rental cases.
3. Yes, you can engage another agent to sell instead of current rental agent that representing you in the rental.
I am very familiar with North Park Residences as I marketing this project since launch day, sold and rent out many unit there as well.
