Dear Gurus, I have a fully paid up HDB already fulfilled MOP and a 2 bedroom condo just TOP which servicing through bank loan. I would like to sell the condo. The condo is near the downtown line which will be ready in 2017. Should I sell the condo now or hold on till MRT line is ready in 2017? I suppose I will face more competition from neighbouring unit after MRT completion.

Hi Ms. Mabel,

You could have a point. You can consider to market it first and see how the response will be like, after all the downtown line is closing on its completion soon and potential buyers can visualize that.

Morning Mabel,

As your unit have just TOP, I would assume that you might have purchased the unit when the SSD have being introduced. By selling now, would you not incur the Seller Stamp duty? If you do have the holding power, I would advice to have it marketed later.
With the given market situation, it would be more of a price war and the holding ability.

Not advisable to sell your condo now If you have to pay SSD seller stamp duty of at least 4% ( no SSD payable if sell AFTER 4 years from date of purchased ) .

Your property will definitely be more attractive after the mrt completion , however this plus point could be offset by property prices dropping due to poor economy forecast next year .

Dear Mabel,

You did not mentioned which property, and so I may not be able to give the most accurate advice.

Typically one of the best time to sell the property is during TOP because there is always a surge of interest in newly TOP project, but of course you likely have to pay for SSD now if you decide to sell. The competition is usually more intense during the TOP period as well.

On the other note, upon completion of MRT, the competition may or may not be more intense.

Perhaps, you may like to consider what is your intention when buying this property, is it for own use? For long term capital appreciation? For rental yield?

I suppose there isn’t much capital appreciation now especially likely you need to factor in the SSD. Thus, if you are buying for investment use, I would suggest that you try to rent the property for the time being. The rental demand for your property would increase when the MRT is completed.
