Hi.

1) Only SC is allowed to hold an HDB flat and private property at the same time.
2) Your HDB flat must already meet the 5 yrs MOP before you are allowed to purchase a private condo.

3) There are 2 things you have to be aware of:
(a) Since you are servicing a mortgage loan now, your 2nd maximum mortgage loan is only 45%.
(b) If you had utilized CPF in your current flat. You have to put aside a BRS ($91k in 2021) in your CPF account and only use the excess for the new purchase.

4) Private condo has no restriction on how many owners, you may buy with only your name or together with anyone.

Hi,

If both are Singaporeans, and MOP of 5 years has been met, yes you can purchase just that ABSD of 12% applies. As its your 2nd residential loan, max loan LTV is only 45%. There could be also CPF OA usage restrictions for 2nd residential property.

Dear Mdm,

Yes you can purchase a condo under your own name. However, you will need to take note of the following:

1. The cash outlay will be higher because of your current outstanding loan, you will only be able to secure a loan of up to 45% for the purchase.

2. There is also a 12% Additional Buyer Stamp Duty that you are liable for when buying a 2nd property.

3. It is also important to check whether your income is sufficient to support the loan under your single name.

Hi Mdm,

You can purchase a condo, provided either or both of you and your husband is a Singapore Citizen, and that you have met the 5-year MOP of your current HDB flat.

Do take note that as your HDB is still under loan, the maximum loan you can take up for the condo purchase is up to 45%, and also subjected to TDSR requirements. ADSD for second residential property (12% if you're a Singapore Citizen) is also applicable.

If you had utilised your CPF for your HDB flat, you will also need to set aside your Basic Retirement Sum (BRS) before you can utilise your CPF-OA for your condo purchase.
