Dear Gurus,

We will fulfill the 3 years PR by this July. May I know when is the latest date I should deal if I want to get the house latest by September?

How long does the purchase process take and how soon can I move in?

Also, how much CPF+Cash should I prepare for buying a $600,000 HDB?

We have about 110k in CPF

Hi,

You can start the house search probably 2 months later, as you can only sign on the OTP this july, and it takes about 4 months to complete the whole HDB process till completion, hence you can get the house latest by Nov.

For a 600K HDB, for SPRs they are liable for 5% ABSD, hence you need to prepare around 174K (cash+CPF) for downpayment+stamp duties+conveyancing and agency fees, assuming you can take a 80% bank loan.

Hi buyer,

The earliest you can submit your resale checklist would be July, earliest completion is at least 4-5 months, which would be probably be November/December.

For a $600k house, you'd at least need 5% cash and 15% cpf for the downpayment, 3% for BSD + legal fees, 5% ABSD, hdb valuation $200, resale application $80. You should also have some spare cash for COV/renovations just in case.

$600,000 Flat
Cash
a. 5% of Valuation - $30,000
b. HDB Admin Fee - $80
c. Valuation Report - $200
d. Agent Commission - $6000
Total: $36,280

CPF
a. 15% of valuation - $90,000
b. Legal Fees of $2500 to $3000
c. Normal Stamp Duty – $$12,600
d. Additional Buyer Stamp Duty - $30,000
Total: $135,600
