Based on my research, the chances of Wembly Residence going enbloc is very minimal, unless all the 33 owners are willing to sell their properties at very attractive prices.

As the plot ratio is only 1.4, the Developer would have already maximized the GFA when they built the development some years back. Asking another Developer to enbloc the relatively new development, and then rebuild now is not cost efficient.
