For Tree House Condo.

It is located in a less accessible location with a few newer condos in the same area. Are there still opportunities for capital appreciation if we move into Tree House? We like the serenity and closeness to nature. Thanks!

Which is more important in your position? Dollars and cents or the intangible value of serenity and closeness to nature?

Tree House is approximate 8 years old and from what I reckon, the main draw point is the rentability of this project given its proximity to the international school, but that said, there are also other projects nearby that will dilute the rental demand. As of now, I am still seeing a slight uptrend based on the prices transacted in Tree House itself, therefore it will also be important to know if you have any exit plans in mind following this move?

Hi,

Some history and info on Tree House Condo:
1) Tree House TOP in 2013, developed by CDL, launched lowest around $6xx psf for a 19xx psf unit.
2) Highest transacted at $12x psf for a 9xx psf unit.
3) Take an example of a 1,163 sqf unit bought in 2010 at around $8xx psf, now selling around $1,1xx psf. This unit has made a capital appreciation of around 37%

Capital Appreciation vs Serenity and closeness to nature:
1) Capital appreciation: is a rise in an investment's market price. You have to be aware that this is different from beating against inflation.
It was easier to hit higher than inflation in the past when the whole market is moving upwards, and GDP growth is getting 5% or more.

2) Do aware that Singapore already in 1st world countries club, thus some of the perks enjoyed by 3rd world countries are removed. It is more common our GDP growth range from 1~3%.
Obviously, the private price index still moving up, but the government is tightening control to ensure it does not grow more than the country's economy, meaning over-run GDP.

3) Capital appreciation is more common to see in new launch projects rather than in an older condo.

4) If you are more concerned to receive capital gain, you should avoid the old condo.

5) Although there are not many condos that have good serenity and closeness to nature in Singapore due to our land size. You can still find some of them in the new launch market.
