Asked by
Good day Gurus.
Would like to seek for professional advice. I'm currently in lease contract until July 2025 but would like to terminate my contract prematurely for some reason. Will still stay in Singapore. Understand that I will be shouldering the commission fee paid by the Landlord to the agent from the security deposit. But do I still need to pay the remaining rental amount as stated in the lease contract even though I already moved out of the premise? Thank you in advance.

Early Termination of Tenancy Agreement (Singapore)
Here's a breakdown of your situation regarding early termination of your lease:

Your Situation:

Lease contract until July 2025.
You wish to terminate early (before July 2025).
Prepared to forfeit commission fee from your security deposit.
Question:

Do you still need to pay remaining rent after moving out?

Answer:

Unfortunately, you likely still have to pay rent until your lease officially ends (July 2025) unless you and the landlord can reach a different agreement. Here's why:

Binding Contract: Your tenancy agreement is a legal contract. Early termination is considered a breach of that contract.
Landlord's Loss: Early termination might cause the landlord inconvenience and financial loss due to a vacant property.
Security Deposit Deduction:

The commission fee deduction from your security deposit is likely based on a clause in your Tenancy Agreement. It's standard practice in some early termination cases.

Possible Solutions:

Negotiate with Landlord:
Try to find a replacement tenant to minimize the vacancy period and the landlord's losses.
Offer to pay a portion of the rent for the vacancy period.
