While I understand there should be no lack of services offered by real estate agents to take up your case, I believe it is not as simple as just listing the property for sale and wait for the next prospect to come make arrangements for viewing and hope to close from there.
Based on your limited information given, while it sounds reasonable to expect $265k for a 3 room flat, your phrasing of this entry does give a hint that there is more to it than the simple straightforward scenario.
I was helping out another client, a single mother of 3, who is looking to upgrade from her 2room HDB to a 3room flat and we were close to a deal before an unfortunate incident happened where the client lost her job and I have advised her to defer her upgrading plans due to uncertainty in her income which may affect her purchase despite understanding that it is unlikely going to be an issue.
