Hope yea'all doing good!

Wanted to request your suggestions and concrete feedback when to enter market to buy HDB resale. We have spoken to few of agents and have always got response that there is no right or wrong time. Understand that we all cannot predict what's going to happen in future am looking for deep insights and references to articles or past experience to understand your deep knowledge of market.

Appreciate if you can respond specifically weather to wait till 2016 or enter in market in 2015. We are mindful that elections are on their way.

Hi Mr Prasad,

If you observe the transaction data and volume of HDB resale flats over the past few quarters, you will observe that HDB prices have already stabilized and this may be a good time to enter the market.

The HDB has been ramping up the BTO supply over the past fews years and more units will be completed in time to come. With the upcoming supply, it will be likely that price will remain stable. Therefore it is important to purchase a unit in a location which has got upside potential in the future.

Thank you for your query!
As reassured by my fellow colleagues, there really is no good or bad time to enter the market. The factors you should be focusing on prior to your purchase should be your own conviction ( based on past vs present caveats) and your intended objectives.

We cannot predict how the market is going to evolve in 2016, however, what I can assure you is that at current moment- it is indeed a good time to consider entering the resale market. The price index of resale HDB flats have been decreasing increasingly since the cooling measured introduced in 2013. As explained in an article a few days back, the prices are decreased sufficiently and are now on the stable side- evidently seen in the increased volume of sale & market activity.

Perhaps what we could is to meet up so that I can share more insights to the market at current moment. What that would include is statistics of price decline from 2013 till date and expert opinions of price evolvement. I would also churn out a comprehensive sales report of past vs present transaction caveats of targeted regions so that you can see for yourself that there has been a huge market correction indeed.
