hello! i have rented a shophouse for business use but due to poor business I would like to sublet the second floor of the shophouse. Landlord is refusing to allow me without any reason and I may have potential cashflow issues if I dont try to sublet out the second floor which I am not using. Have tried to talk nicely and negotiate with him but to no avail and he just said its my own business. Is there any way I can get him to allow? Thank you!

Hi,

He is under no obligations to allow subletting as this would have been discussed under the original tenancy agreement. You just have to speak to him nicely and hopes he helps. Sorry to hear about the situation and indeed, it is a difficult situation to deal with. Will you be able to find a replacement tenant totally? There is no absolute solution to this issue, but perhaps work out the potential if you were to go into cashflow issues and unable to honour the tenancy, the landlord may stand out to lose even more due to litigation process and etc., and see if he is willing to settle for a slightly higher rental amount should you be able to sublet the place on 2nd floor in this instance.
