Sorry to hear about the situation and indeed, it is a difficult situation to deal with. Will you be able to find a replacement tenant totally? There is no absolute solution to this issue, but perhaps work out the potential if you were to go into cashflow issues and unable to honour the tenancy, the landlord may stand out to lose even more due to litigation process and etc., and see if he is willing to settle for a slightly higher rental amount should you be able to sublet the place on 2nd floor in this instance.
