Hello! I will like to get a mortgage loan for my first condo, can I include my mother's name as a co-borrower if she have HDB that has been fully paid for and does not have any outstanding housing loan.
Will there be an ABSD triggered since it's technically a second property for her?

Hi,

yes you can include your mother's name as a co-borrower to get a higher loan amount. There will be ABSD triggered, however there are possible ways to reduce the absd amount.

Hi,

Yes ABSD will be triggered because as co-borrower, she has to be owner as well due to MAS regulations. If you have employment income and substantial funds on hand, it is still possible to take a mortgage loan under your own name. Hi,

1) You can include your mother's name in the loan application.
2) Your mother must be one of the owners of the condo, thus her property count will be 2 in Singapore.
3) She will be subject to a 20% ABSD of the condo price and not the share she owns.
4) If you are buying a resale condo, your mother's name must be in the OTP to get the loan from a bank.

If your mother is not a co-owner of the property, she will not be eligible to be a borrower, thus if you include your mother as a co-owner of your condo and she owns a HDB, then ABSD will be triggered. Hope this helps.

It is not advisable to include your mum as a coborrower because your mum will also need to be one of the owners of the property and you will be liable for the full Additional Buyer Stamp Duty (ABSD). If you have a shortfall in loan, you can consider doing pledging instead.

Yes, it is possible to include your Mother as a co-owner of your property. Do take note that ABSD applies on the percentage of shares that you transfer to her. Also, SSD applies if you had held the property for less than 3 years.
