Are you looking out for purchase of private property or HDB? Now, since your spouse is on EP, her income will not be assessed for home loan should you be going for HDB, since she cannot be listed as a co-owner, however, her income will be considered for household income to assess for any housing grants.

Given that you are working on commission based income, you will like be required to submit your NOA for the last year for income assessment. There are quite a number of other considerations to make for your home purchase and loan considerations which is quite exhaustive to list out. Hi,

For resale HDB, only the SC income will be recognized as only SC can be owner. For private property, both incomes can be recognized as both can be owners. If you don't mind sharing more info such as age, gross income monthly, NOA latest year and monthly loan installments, I can try to estimate the loan attainable foe you.
