Advertisement price can list any price, importantly is whether will it have any respond to the advertisement and subsequently what the offers are. You may ask for $1,500 but if there are no takers for the room, you will also not have that $600 that your neighbours are receiving from their low offer, so at the end of the day, it is still down to what you feel is right.
