I work overseas and come back occasionally to my HDB 4Room flat which I occupy the master bedroom. How much do you think I can fetch for renting out this flat assuming I keep the master bedroom for myself? Location is 3 mins walking distance to Boon Keng MRT station.

Afternoon,

Based on your case, you can only rent out the common rooms as your are occupying the master-room. If your rooms are with a/c and wifi, it should be able to fetch around $650 per month each, for single tenant.
