Hi, Can someone explain the pros and cons of buying a 99yr landed property like a semi D and a cluster house. Which is a better investment in the long term and for rental,and which gives a better yield. Looking at D11 area. Anyone marketing any such properties in 10 or 11 around 3million or less? Thanks

Regard to your question, semi-d usually can fetch better rental and selling price than cluster house.

I specialised in new project launches ,marketing these brand new units direct from developers, like CDL etc.

I have over 40 new projects at D9,10 and 11 now,ranging from condo, cluster housing which comprises of semi-d / terrace units.

Cluster housing are getting very popular these days and in high demand with tenants/buyers due to the facilities etc.

Rental yield for Semi-D is the lowest ,around 2% only.

I have many new units available, one of them is WHITLEY VILLA which is cluster housing,but is semi-d unit around $3.15M.
