Hi Guru, how does a flat valuation works ? is it based on past average selling prices of the area and the block itself ? is those online valuation tool accurate ? i want to avoid COV at all cost. - worried sick

Afternoon,

Most online valuation tools are used as an estimate. Variable factors like facing, level, condition, maintenance and layout will not be computed. Most valuation reports are dependent on past transaction data and the valuer themselves. If you are worried, why not get an estate agent to assist you accordingly?

It is mostly based on transacted price for the blk itself and surrounding nearby blks.
Many factors such level, renovation, facing (block or unblock view) etc.

Please do not be worried. Valuation is very much dependent on the valuer that goes down to assess the house.

Online valuation can only serve as a guide, and it cannot be used as the actual valuation.

Whether there is COV or not, depends on where you are buying. Highly sought after location may command some COV, while lesser locations will likely be matched or below valuation.
