Unless market falls even further, if the baseline has been established in terms of pricing, the difference from pricing at point of purchase and point of sale would be pretty much in sync with other towns, unless there are future developments in the town where it is unknown to the general market and can create a surge in demand.
The rest is all about affordability if we are strictly looking at pricing. For home buyers purchasing to build your family, it really depends on the profiling of the home buyer. For one, I will not go into Tiong Bahru, because my family nucleus is centered around Tampines town, therefore moving out of the east will simply disrupt my lifestyle and create more inconveniences.
Work out your priorities when you are looking out for purchases will be more important than pricing if it will be for your own stay primarily.
