Good evening Rebecca,

Do take note that both of you have to be SPR for at least 3 years respectively before you are eligible to purchase a resale HDB.

If you can obtain a 80% loan, the initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF or cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees
6) $200 valuation fee
7) $80 resale HDB submission
8) other misc fees

Dear Rebecca,

Attached are the breakdown, assuming 80% loan and purchase price of $400k.

1) $20,000 = 5% downpayment (cash only)
2) $60,000 = 15% downpayment (cash/CPF)
3) $6,600 = Stamp Duty (cash/CPF)
4) $20,000 = ABSD (cash/CPF)
5) $3,000 = Legal fees (cash/CPF)
6) $200 = valuation report (cash only)
7) $80 = HDB admin fees (cash only)
8) $4,000 = agent service fees, if any (cash only)
