Hi Gurus,

I am PR and my wife is SC. We plan to buy HDB resale flat. I would like to check if we could have home loan from bank (mortgage under both of us - Monthly payment from my CPF and my wife’s CPF as well ?). If so, do we need to have bank loan individually or together under one account?
After get bank loan, do we still eligible for HDB housing grant for downpayment (70k for 4 room HDB , 40k for 5 room HDB mentioned in HFE approved letter) ?

Hi Sir,

Yes, it is possible to secure a bank loan for your home purchase, subjected to your income and credit assessment. Monthly mortgage installments can be paid using both you and your wife's CPF-OA too. Your bank loan will be tied to the property you purchase, under joint loan, not individual.

As for CPF Housing Grant, you may be eligible for "half-grant" if your Wife is considered a first-timer and had not gotten any previous subsidized flat. It will not be the full grant as you're considered SPR.

Have you gotten your HFE approval letter? If yes, and they specified full grant as per the amount, it probably means both of your have a Singaporean child?

Hi Elvis,

1) Taking a loan from the HDB or the bank does not affect the housing grant eligibility.
2) The housing grant is dependent on the average household income and the combination of the application.
3) If both of you are the owner, the mortgage will be shared between both of you. This is also not tied to the amount of shares you own. Meaning that you could have 50/50 mortgage sharing but the property share could be 60/40.
4) You will have to decide on this when engaging with the banker.
5) Usually, people will opt for the HDB loan since the interest rate now is lower compared to the bank rate (2.6% vs. 3.5%).
6) Not sure why you are inclined to take a bank loan for the mortgage.

    Actually, we already received HFE approval but my wife is only the applicant and myself is occupier. Our household income is over 14k as well.
    So I would like to clarify the following queries.
    1. If we can reapply HFE letter as co-owners
    2. If we can have bank loan under join loan with 1 applicant and 1 occupier.

Hi Elvis,

In order to utilise CPF funds for the financing of the home loan as well as being a co-borrower, you will need to be a co-owner of the property. For housing grants, it will be dependent on your household income and should be reflected in the HFE.

    Yes, even if household income exceeds $14,000, you can still apply for HFE for joint ownership. You will not be eligible for HDB loan since household income exceeds $14,000 as well as not eligible for housing grants.

If you are the occupier and your wife is applicant, the bank will only access the loan eligibility based on your wife's income.

Choosing between an HDB loan or bank loan doesn't affect your eligibility for housing grants. It depends on your income and application type.
Whoever is listed as the owner on the flat will share the mortgage responsibility, regardless of ownership share percentage.
