Hi Gurus,

I have intention investing in property to get some rental yield. I own a HDB 4 room fully paid for and family income of 8K/month with excess cash of 140K. But I do not wish to commit too much on loan as the economy may not be on the bright
side. I have few question as follow
1.) Is this the right time to get in? As the sales figure seems to drop for the previous month?

2.) What are the options that I should go for if I decided to invest one?

Hi R&S,

1) There are always undervalue and overpriced properties in good or bad times. While property price may be high, the low interest rate and healthy volume of tenants is still encouraging for landlord to-be like yourself.

2) You could be looking at a 1 or 2 bedroom with existing tenancy preferred. Generally, leasehold properties enjoy better location at a lower quantum thus higher rental yield. However, there are some exceptions where freehold properties are able to generate more than 4.5% rental yield.

I have helped clients who are in similar position like yourself to achieve positive cashflow from their 2nd property. Feel free to call/email for a no-obligation discussion.
