Hi,
1) You are only allowed to purchase a private residential property after you fulfilled the 5 yrs MOP of your current HDB flat.
2) The above is only true if you are a citizen of Singapore.
3) You are not allowed to purchase private property while keeping the current HDB flat even after fulfilling the 5 yrs MOP if you are an SPR.
4) To invest in another residential property, you will need to prepare at least a 25% down payment assuming you are able to get a 75% mortgage loan from a bank.
5) In other words with $50k, you can only buy a property value at $250k.
6) To get a 75% loan, you must be free of mortgage loans, meaning you must fully pay up your current HDB flat. If you still have a mortgage loan, the next highest mortgage loan you can get is 45% LTV.
