As you recently got your PR, you can only go for private residential properties. Do take note ABSD for PR is 5%.

To be eligible for HDB resale flat, you will need to form a family nucleus with your Singaporean spouse. If your spouse is also a PR, both of you have to wait for another 3 years before being able to purchase a HDB resale flat.

With PR less than 3 years, you can consider buying private residential properties or commercial properties.
For residential property, PR need to pay ABSD 5%.
For commercial property, there is no ABSD.
