Assuming you don't have other loans like car loans or other residential property loan, and both are fixed salary personnel, your joint name max loan is up to $929k. This plus your $600k cpf OA, you can purchase around max $1.4mil since you still have to pay 5% ABSD as SPR first residential purchase.

Do you own any property on hand? Is this purchase your first? Have you fulfill your full retirement sum?

Do take note that additional buyer's stamp duty (ABSD) applicable as SPR for first residential property purchase in singapore will be 5%.

My loan estimation will be $980k based on both age, combined income, stress test of 4.7% and 14 years loan tenure.

You mentioned to repay $3500 per month? Is it before or after CPF OA deduction? Cause with this figure in mind, your loan will be affected thus reducing your affordability.

Thus it will be best to speak to my panel of bankers before we proceed further with your house hunting.
