Hi i am a foreigner. I rented out a unit via agent and his tenancy ends early this month, he wanted a month extension but he hasn't responded to any messages nor pay extra rent nor pay the 1month tenancy he owed us, agent has spotted him moving things out last saturday but he hasn't agreed explicitly for handover yet. What can we do? I want to get him out without the legal hassles as i cant go back forth to Singapore and would rather not waste on legal proceedings which probably wont make up for rent.

    Hello i did but she told me have to get lawyer to represent me to sue tenant. I contacted a few lawyer they said the cost will be more than the rent thus not worth it to engage lawyer over it.

If you have appointed someone in SG as your attorney, he or she should be able to assist you in accordance to the advice that your servicing agent. Else your servicing agent should be able to assist you as well.

Dear landlord,

It is easy to say that your servicing agent will be in a better position to assist you simply because we are not in that position.

I have to say that this is a random situation which occurs and the only consolidation you may have will be that the unit is still in decent condition when you have access to the property. In order to evict a tenant legally before the tenancy expires, you will still be required to go through a legal procedure proper. The easiest way out right now will be to immediately lock out the tenant upon expiry of the tenancy and assess the situation on how you may recover the damages accordingly. If tenant is still residing in Singapore, you may have an easier case to claw back damages with proper records and evidence but if tenant is relocating out of Singapore, it is likely a case of 'hope for a better tenant' the next round.
