Hi Desmond, In order for us to fill you in on the information needed for you to purchase your property, we would need to know more about your situation such as the area you are looking at, type of property you are interested in. Things you would need to take note of would be the payment schedule, paperwork and also the additional stamping which is applicable to foreigner. Do drop me a e mail or text for a more detailed discussion on how we can best begin your search for your preferred investment.
Cheers

Hi,

For foreigners looking to purchase singapore residential property, they are eligible to purchase all freehold/leasehold condominium developments. The typical breakdown would be 18%+20% of purchase price within 8 weeks owing to stamp duties and downpayment, provided an 80% bank loan can be attained.

Thanks and may I understand what kind of schools will be ideal for your children's education? Any location in particular that interests you? Thanks and hope to value-add further.

Warm regards

Good evening Desmond,

Do take note that foreigner will be subject to 15% additional buyer's stamp duty on their residential property purchase in Singapore.

If you are able to obtain a 80% bank loan, you need to have these funds ready for the initial outlay.

1) 20% cash downpayment
2) estimated 3% buyer's stamp duty
3) 15% ABSD a foreigner
4) $3k legal fee
5) valuation fee, stamp duty for mortgage etc

Hope my explanation helps!

If you need any assistance or advice in your property purchase, feel free to contact me. Cheers!

Hi Sir,

As a foreigner, this will be the initial cash outlay:

20% Cash (5% 15% CPF)
Buyer Stamp Duty 3%
ABSD 15%
Misc Legal Fee
NO agent fees

What we can do now is to sit down and discuss more on your expectations and requirements as well as understand your finances comprehensively. Then we can proceed to work out your financial cash projection and breakdown needed for the purchase. I will also share more insights on the market- proving up to date transaction caveats & price analysis of properties in the last few years v currently to identify and illustrate the trends.

Let's catch up at 96659926  and allow me to walk you through this process seamlessly! Furthermore, no agent fees is involved, with the entire technicalities of the purchase resting on my shoulders to best protect and maximize your interest.

Hi Desmond,
Assuming you are able to get a 80% bank loan, then you would need the following funds ready
1) 20% downpayment
2) Buyer Stamp Duty 3% (3%-$5400)
3) Additional Buyer Stamp Duty (ABSD) 15%
4) Legal Fee aprox $3k
5) Valuation Fee, etc

I could recommend my network of bankers so that they able to go through in details of their bank housing loan packages. Meanwhile, we could discuss more on your requirements so that i could better understand and recommend suitable location and units for your consideration.

Hear from you soon.
Regards,
